Commercial Roofing vs Residential Roofing

Commercial roofing is designed more for function rather than aesthetic appeal as it is for residential roofing unless the commercial design mimics a residential structure.


Different roofing materials are used for residential roofing than the materials used for commercial roofing. Residential roofers use shingles (asphalt, tile, slate, and cedar shake shingles). For commercial roofing, roofers will use steel, tin, copper, and aluminum for flat roof business buildings.


The way a roof is installed is based on the slope and the materials. Residential roofs are typically much smaller in size than commercial, so they are usually completed faster than commercial roofs. Residential roofing involves attaching wood boards to trusses, installing underlayment, and applying shingles.


For commercial roofs, multiple layers of metal and insulation must be installed. These jobs typically require specialized tools, materials, and safety equipment not needed for a residential roof. Commercial roof projects involve more moving parts and essential steps over a much larger surface area.


Another difference between commercial roofing and residential roofing is maintenance. A residential roof usually only requires periodic visual inspections. This inspection looks for signs of damage, perhaps after a storm. Indicators of damage include missing shingles or detached gutters, or even a roof leak or fallen tree.


Frequent roof inspections are more common for commercial roofing. Commercial roofers need to be the ones to perform these inspections and look for signs of damage to flat roofs on commercial buildings.
