Roof Repair Vs Roof Replacement

 

Roof replacement is something that most homeowners dread, the average cost of replacing an old roof can run into the thousands. The good news is that this expense does not come along very often, if you contract the right company to do the job a roof replacement can last years. So how do you know if you need a roof replacement or simply roof repairs?  If you are starting to notice problems with your roof, then you may be faced with the dilemma of whether to repair it or replace your roof altogether.  There are two things you should take into consideration to help you determine whether your roof needs to be repaired or you need a roof replacement…What type of roofing material? When was your roof last replaced? 

 

Different roofing materials have different lifespans.  Asphalt shingles generally last around 20 years.  Wood, up to 30, metal around 50 and tile and slate you should be good for 100 years or more!  If you are still within the first half of your roof’s lifespan, then a roof replacement is most likely not necessary. Having said that, just because you have determined your roof is only halfway through its lifespan, doesn’t automatically mean that is has been done well, or the materials used were of good quality.  Take some time to investigate the material and the overall condition first, you may want to ask a roofing contractor to come out and take a look.  They will be able to give you a good idea of where you stand with regards to roof replacement at that point.

Here are some things to look for that will help you determine what level of action you will need to take in order to restore your roof to its proper condition.  If any of the following factors are true, then a roof repair rather than roof replacement would be your best option. 

 

  • If you have seen water spots on your ceiling. If this has happened infrequently and in only one or two small areas of your ceiling, then a roof repair should be sufficient.
  • Another thing to look out for is if you have noticed a leak at any one point in your roof. Especially after heavy rain, this again could be fixed with just a roof repair if it is not too serious.
  • If there have been recent storms or strong winds, you may see visual damage in a particular area.
  • How much longer do you think you will be staying in your home?  You may want to just consider a roof repair.  Firstly, it’s going to keep the costs down and secondly, it is one of the first things a potential buyer will look at.  The last thing they will want to do is a roof replacement, which is where their minds may go if they see even small areas of damage that could be simply fixed with just a roof repair.

In some cases, a roof replacement is just simply the best option.  At that point, it is also more obvious that there is a serious problem. Here are some things to look out for that could point to you needing a roof replacement.

 

  • If the water spots are developing in multiple areas of your ceiling, then this could indicate a more widespread problem and a roof replacement could be the only choice.
  • If your leaks cover a larger area.
  • If you can see that the roofing material has pieces breaking off or is becoming cracked and looking old.
  • If in high winds or bad weather, you roof easily and visibly becomes damaged. For asphalt shingles for example, look to see if they are curling up on the corners and won’t lay flat.
  • It could be that your roof is damaged, and your homeowner’s insurance will cover the roof replacement.  This would then make sense to go ahead with roof replacement at this time.
